Social housing is not one single type of home. It comes in many forms, each designed to meet different needs, life stages and household sizes. Understanding the type of property you live in helps you know what to expect, what your responsibilities are and what support is available to you.
The most common form of social housing, especially in cities and big towns, is flats. These can be anything from high-rise buildings to low-rise blocks. Shared areas like doorways, stairwells, lifts and trash cans are common when living in an apartment. Service fees are typical in flats because your landlord is typically in charge of maintaining these common areas. Although there are explicit regulations in place to safeguard tenants' rights, noise, problems, and neighbour disputes might seem more acute in blocks.
Maisonettes are similar to flats; however, they often span two storeys and have their own private door. They feel more like a house while yet being a part of a larger building, which is why many tenants choose them. Responsibilities can differ slightly, especially around gardens, entrances and staircases, so it is important to check what your landlord covers and what falls to you.
Houses are often allocated to families, particularly those with children. These may be terraced, semi-detached or detached. Houses usually come with gardens, and tenants are typically responsible for basic garden maintenance. Repairs inside the home still fall largely to the landlord, but external responsibilities can vary depending on the tenancy agreement.
Bungalows are commonly reserved for older tenants or those with mobility needs. They are designed to be accessible and reduce the risk of falls. Demand for bungalows is high, which often means long waiting times. If your health or mobility changes, you can request a reassessment to be considered for this type of property.
Supported housing is designed for tenants who need additional help to live independently. This might include people with disabilities, mental health needs, learning difficulties or those fleeing domestic abuse. Support can range from occasional check ins to daily assistance. Rent structures can be slightly different, and service charges are often higher due to the level of support provided.
Sheltered housing is aimed at older tenants and usually includes self-contained homes with shared facilities and an on-site or visiting scheme manager. These schemes focus on safety, community and independence. They are not care homes, but they do offer peace of mind for many tenants.
Those who are homeless or at risk of becoming so are given temporary housing. This is a temporary fix that may involve short-term flats, bed & breakfasts, or hostels. Conditions can differ greatly and rights are more restricted in temporary housing. Tenants are better able to concentrate on going forward when they realise that this is only a stop along the way.
